Hillsborough County is under the Southwest Florida Water Management District’s Modified Phase III order, extended on September 22, 2026 through March 31, 2027. The order applies to every resident, including those on private wells. Tampa Bay Water’s regional reservoir stood at about half its capacity on September 20, so the District expects enforcement to continue: utilities issue citations without a warning first.
New sod still goes in. The order grants a 60-day establishment period, any day for the first 30 days and three days a week for the next 30, and bars HOAs from enforcing standards that require more water. Register the variance with the District before the install; our establishment variance guide walks through it. Hillsborough County can set stricter hours than the District baseline, so check your watering day (opens in a new tab) and the county page before delivery day.
Under a one-day schedule, the variety matters more than usual. Bahia is the only grass we grow that lives without permanent irrigation once established; the St. Augustines, EMPIRE Zoysia, and Bimini Bermuda all need a working system.
Plus every other address in Brandon and eastern Hillsborough. We also deliver to Ruskin and the South Shore and St. Pete.

Bayside Sod’s patent-pending blend of four St. Augustine genotypes, for yards in full sun to moderate shade.

Drought and heat tolerant, low maintenance, and the only variety that does not need an irrigation system.

A fine-bladed Bermuda for full sun and heavy traffic, from backyards to sports turf.

Shade tolerant for yards with up to 60 percent shade, and holds up to pets and moderate traffic.

A University of Florida zoysia with a finer blade than EMPIRE and improved disease resistance, for a soft lawn.

The most common St. Augustine in the area, best for yards with about 80 percent sun.
