Lakewood Ranch straddles the Manatee and Sarasota county line, and that decides where you register a new lawn. Both counties are under the Southwest Florida Water Management District’s one-day-per-week order, extended on September 22, 2026 through March 31, 2027, and both honor a 60-day establishment period for new sod. Manatee County villages register with the county Water Conservation Department at 941-792-8811 ext. 5327; Waterside and the other Sarasota County villages register with the District. Our Manatee and Sarasota guides walk through each.
Irrigation in the Ranch comes from Braden River Utilities as a blend of reclaimed, surface, and well water, so the once-a-week schedule still applies to most homes; only straight reclaimed water is exempt. Town Hall’s own irrigation page reminds residents that micro-irrigation for beds may run any day, and that a working rain sensor is required by law.
Before you order sod, most villages want a modification request through Community Association Services at Town Hall, which the Country Club and Edgewater manual says takes about 15 days. A few villages specify the turf itself: Esplanade’s landscape standards allow re-sodding only with EMPIRE Zoysia. Bring us the standard and we match it.

Bayside Sod’s patent-pending blend of four St. Augustine genotypes, for yards in full sun to moderate shade.

Drought and heat tolerant, low maintenance, and the only variety that does not need an irrigation system.

A fine-bladed Bermuda for full sun and heavy traffic, from backyards to sports turf.

Shade tolerant for yards with up to 60 percent shade, and holds up to pets and moderate traffic.

A University of Florida zoysia with a finer blade than EMPIRE and improved disease resistance, for a soft lawn.

The most common St. Augustine in the area, best for yards with about 80 percent sun.

In most villages, yes. Modification request forms go through Community Association Services at Lakewood Ranch Town Hall, and the Country Club and Edgewater manual quotes about 15 days to process one. Some villages also name the replacement turf in their landscape standards (Esplanade’s allow re-sodding only with EMPIRE Zoysia, with prior written approval), so check yours before ordering. Which office you register with depends on your side of the county line. Usually, yes. Lakewood Ranch irrigation water comes from Braden River Utilities and is a blend of reclaimed, surface, and well water. The District exempts only straight reclaimed water from the schedule, so plan on the once-a-week days unless your utility says otherwise. See the District’s restrictions page (opens in a new tab).
St. Augustine is the most common lawn in the Ranch, and Floratam is the usual choice for sunny lots. Where a village names a turf in its standards, as Esplanade does with EMPIRE Zoysia, we match it; where it does not, we recommend one for your sun and shade.
Yes. Our crew removes the old lawn with a sod cutter, preps the soil, and lays the new sod, and you make the final payment only when you are satisfied. See sod installation in Lakewood Ranch.
